Special Inspections
We are a registered Special Inspection Agency with NYC. Agency Number: 007849

Special inspections are third party inspections of selected materials, equipment, installation, fabrication, erection or placement of components and connections, to ensure compliance with approved construction documents and Construction Codes. Special inspections must be performed by Special Inspectors on behalf of a registered Special Inspection Agency (SIA).
Here's an overview of the special inspection process in NYC:
REQUIRED BY NYC BUILDING CODE: The New York City Building Code mandates special inspections for various construction activities. The requirements are outlined in Chapter 17 of the Building Code.
QUALIFICATIONS: Special inspections must be performed by qualified professionals who are certified by the NYC Department of Buildings (DOB). These inspectors have specialized knowledge and expertise in their respective fields, such as structural engineering, welding, concrete, fireproofing, and more.
INSPECTIONS PLAN: Before construction begins, the project team, including the architect, structural engineer, and general contractor, must develop an inspection plan detailing the specific tests and inspections required at various stages of construction. This plan is submitted to the DOB for approval.
ON SITE INSPECTIONS: Throughout the construction process, special inspectors visit the site to conduct inspections as specified in the approved plan. They verify that the work complies with the approved construction documents, codes, and standards.
DOCUMENTATION: Special inspectors document their findings, observations, and test results in detailed reports. These reports are submitted to the DOB and become part of the official record for the project.
CRITICAL STAGES: Special inspections typically focus on critical stages of construction, such as foundation work, structural steel erection, concrete placement, fireproofing installation, and mechanical, electrical, and plumbing (MEP) systems installation.
NON CONFORMANCE REMEDIATION: If any deficiencies or non-conformances are identified during inspections, the responsible parties must take corrective actions to address the issues promptly. Re-inspections may be required to verify compliance.
FINAL APPROVAL: Special inspections must be completed and approved by the DOB before a Certificate of Occupancy (CO) can be issued for the building. The CO certifies that the building is safe for occupancy and complies with all applicable codes and regulations.
Failure to comply with the special inspection requirements can result in fines, delays, and potential safety hazards. Therefore, strict adherence to these regulations is essential for ensuring the safety and integrity of construction projects in New York City.
